This new Dwell style home in Capital Hill was built by Greenleaf Construction. Greenleaf Construction, Inc. is a green, speculative homebuilding business owned and operated by Jim and Karen Barger. Greenleaf's focus is on infill building and development in Seattle's established in-city neighborhoods near existing transit and services.

Open trusses, exposed foundation walls and exposed mechanicals give the home its unique look. Barger utilized the home's structure as a finished element. The concrete slab also serves as the finished floor; a simple stain was the only addition needed to give it decorative status.

Beefed-up insulation levels, tankless water heaters, fluorescent lighting, lots of pre-used materials (plywood, timbers and studs) and 50-year metal roofs are just a few of the elements of Barger's green homes. In addition, he now follows the example of green pioneer Martha Rose, the Ballard-based builder-developer by preparing a home's electrical system so that, at some future time, the power of solar energy can be tapped without a costly retrofit.
